I love working with buyers simply because I love the idea of finding the perfect home for families.

But the process of finding the perfect home can not only be challenging but frustrating as well.

My job as a Realtor is to help relieve your frustration and make the buying process as fun and painless as possible. I mean, we are talking about your future home here…let’s at least be happy about it!

To make the process easier, especially for first time home buyers, I use these 4 steps that you start today.

Get Pre-Approved

Unless you are paying cash for your new home, get pre-approved. I can’t say it enough.


A pre-approval will tell you how much you can spend for your new home. Nothing is more disappointing than finding the perfect home and realizing that you cannot qualify to purchase it.

If you don’t have a particular mortgage lender in mind your Realtor will be able to share the names of some mortgage companies he or she has done business with.

Not all mortgage companies offer the same type of loans.

Your lender will be able to help you decide what type mortgage is best for you depending on your needs.

Use a Full-Time, Professional Realtor

Seems biased, I know, because I am a Realtor. 🙂

But I get asked occasionally if you need a Realtor to buy a home in Florida. The answer is no but you wouldn’t hire a plumber to fix your car, would you?

Realtors know what to look for, and as a buyer, they can inform you of things you should know before purchasing.

Not only that, but Realtors help with negotiations to make sure that you do not overpay!

So how do you find a qualified Realtor?

Referrals are our best source of business. Ask your friends and family who they know that is a Realtor. Most people have a Realtor they know and trust.

Let your Realtor work for you.

He or she is knowledgeable and will be able to take the burden off you by letting you know about properties that fit your criteria as soon as they come on the market.

So now you have your pre-approval and you have your Realtor. The next step…

Write Down Features For Your Home and Area

It can be overwhelming to remember all the features you would like in your new home, but try this:

Grab a piece of paper and just start writing them all down.

Here are some things to think about when deciding on an area to live in and the features you want:

  • Do you have children?
  • Do you know what area you want to be in?
  • Is there a particular school district you want to stay in?
  • Do you want to live in a subdivision or is a large lot more your taste?
  • How big of a home do you want?
  • How many bedrooms do you want?
  • Do you want an office?

Once you are finished, you will then be able to look over your list and decide which ones are really import and “must-haves”, and which ones are not that important or deal-breakers.

Take Notes, Take Pictures, Take A Snapshot

That kind of sounds like a slogan of some sorts, doesn’t it?

But it’s exactly what you need to do when you start viewing potential homes.

In a typical day of seeing houses you can view about 8-10 homes. Can you remember everything you liked about each one of those homes? Maybe it’s the awesome view like above photo…

Taking notes, bringing a camera or even using your cellphone camera can help tremendously!

Looking at various homes makes it hard to remember everything about every one. They begin to run together.

Take a snapshot of things you particularly like in a home. This will make it easier for you to distinguish each as you are reviewing what you have seen.

Finding the perfect home isn’t the easiest thing in world, but you can make the process easier by following these 4 simple steps.

Remember that getting pre-approved is the first step you should take. It’s the step that sets the foundation for the rest of your journey.
